You will have a great time! Now some of my thoughts:
Tamarindo would be fine (more expensive) and not as inland as Nicoya – it would really depend on your direction north or south. Playa del Coco would probably be better for you easy access, shopping, vets, medical care, closer to the border.
Just leave every 90 days. Rent a beach place in Nicarauga and have a great time.
Bring your dogs. Vets’ are around and the care is good.
You might have a little bit of a hard time finding a place on the beach that is fenced. Consider inland a little and this will be much easier. A five or ten minute walk to the beach is nothing.
Sun screen – if you are fair skinned you will have to start high and work your way down!
Long term rental – vacation rental – it doesn’t hurt to ask – ever.

Yes – it is D in the insurance coverage.
johnrMemberScott’s book covers insurance, coverage and costs very nicely. The problem with insuring the contents is the yearly inventory and evaluation / devaluation of the contents. Document the entire contents with a digital camera too. It’s not a big deal, just time consuming.

johnrMemberThere was a water diversion problem between Coco and Ocotal last year that caused some road washout. The two developers had to fix it and were fined. They had to fix the road too.
johnrMemberThere is also a metal work shop on the road from Liberia to Hermosa / Coco on the right side of the road just before you get to the big hill. It’s before the newer development on the left – I believe he has some large white signs out front.
johnrMemberJust two weeks ago they had a “This Old House Show” that covered PEX and a few different types of connection methods. Looks to me like the way to go. The “expert” that was showing how it was used said it will replace copper completely.
johnrMemberScott is right on the money regarding many developments not allowing sale signs in windows. Many developments that I have been to allow a central posting board if owners want to move a unit.
It is also not surprising that an HOA has NOT been formed yet. It often is formed when about 90% of the units are sold due to the voting laws of the Horizontal Condominium Law – if it is done earlier in the process then there might be legal issues.
johnrMemberActually I would count more around 8:30. Even though the road is much improved, you will still have to get your luggage (not as many workers that night), get your car (not as many cars those two weeks) and lately they have not been filling the cars (although they mark that on your sheet) so you should stop and fill up in either Ciudad, Filadelphia or Belen – if they are open and then – you’ll get to your hotel!

johnrMemberI don’t know what they are but I listened to them all night long last night. They are loud little boogers aren’t they. They are not poisonous – the kids play with them all the time here. They actually remind me more of North American Toads than frogs but with their webbed feet I’m with you – they are frogs.

By the way – Harlan – who was on the forum a few months ago did purchase a condo and I believe both Harlan’s have enjoyed their stays since they have purchased a piece of paradise.
I wish everyone would buy Scott’s book. It’s the bible and it has been a great help to all of my prospective and actual customers.
johnrMemberTake some cash. Your ATM card will work at most machines. Visa and MasterCard almost everywhere, American Express less so.
Big bills are a problem so carry 20’s or smaller. Also – NO TRAVELERS CHECKS! The only people who can cash them quickly are the thieves!
