I’ve always been in favor of this project because it is my understanding that the dock and fueling systems are supposed to be top notch which will go a long way in cleaning up the beaches of Coco.
Greetings all…just wondering if everyone carries house insurance? Does anyone go without? If you have it and had to use it, was it a long drawn out process?
    TIA :)
Yes. No. Yes.

My experience (like earthquake damage) is you pay out of pocket to fix any damage and if your are lucky you will get about half back in 90 days from INS.

Going through it again right now after last Sunday’s shaker.

I think the point is that from the southern tip of South America to the northern reaches of Canada, we’re all part of South, Central or North America — therefore we’re all Americans (not necessarily citizens of USA – which is only a part of the much larger “Americas”.)
Exactly – I think Captain Crunch thinks Canada and Alaska are part of Eurasia.

Exactly and we have to be careful – the last time I checked Canadians were American – I think it should say US Citizens or former US citizens. πŸ˜†

I know a guy that came back to the states during the construction of his home for his daughters graduation. When he returned to Costa Rica the builder had mis-read part of the plan and he now has a 36″ by 18′ (yes inches and feet) guest bathroom.

If you are over 5’5″ it’s a little rough sitting on the toilet!

The builder did not realize that the hallway to a home office was not supposed to be walled!

Is your property a vacation rental ?

If not, the broker has to wait all those years in order to get his commission ? 😯
It is a vacation rental – however we would rent by the month.

There used to be a mini-storage facility on the road to Coco just before the intersection to Hermosa. I’m not sure how you contact them but they had on office in town on the west side of the main street across from the Texas BBQ.
i just saw that the penalty for not paying the luxury tax on time is $386. Whoaaaaa.
I thought it was $305 but I could be wrong. I also have heard that if you filed on time but did not pay the late fee can be waived and only a small interest amount is added, however I have not heard what that is. (This information from our lawyer).

He put this out there because I had asked that since the tables were published 10 days late if there were a 10 day grace period – he said no but that this “interest” based late fee was in place instead. Don’t know if it’s true or not.

I hear ya Bill! For some odd reason we got moved from an 07 classification to an 09 classification even though the house doesn’t have many of the “items” listed in 09.

And I agree – the reader with two houses on one deed got very poor advice.
John – who “moved” you? It is a “self appraisal” and the owner, or the representative for the owner, determines the classification, does the measurements, details the items. etc.
Our lawyer in Liberia hired an independent appraiser who worked with the municipality – so I’m assuming that the muni moved us and the appraiser went along with the assessment. I am waiting for more information (to see just what was actually determined in this particular evaluation).

Our legal team was a little astounded to say the least.
Finally got into the system after loading and uninstalling it several times.

I entered all the information exactly as 3 years ago (except that the house is 3 years older and I “got the benefit” of 3 additional years depreciation!) and the tax went from $915 to $1,405, more than 50% increase!

That’s the penalty for being honest and paying in the tax in the first place!!!

As Sailor correctly pointed out, you now pay tax 3 times if the property qualifies for the “Luxury Tax” and still twice if it doesn’t!

Ecuador is looking better all of the time!
I too have been following this after we had a little flooding impacting access to the property – I read this in AM Costa Rica:

However, the meteorological institute reported less than half of an inch of rain on Wednesday and barely more than half of an inch Thursday in Santa Rosa, just west of Tamarindo. Some of the reporting stations in Guanacaste’s most heavily hit areas were out of service Thursday.

Now I’ve only been to Tamarindo a few times but isn’t west in the Pacific? I hope Santa Rosa isn’t the new Atlantas with all of the rain! πŸ˜†
