Hi. To start you spell my name Lisle. As for that project. I did work with Compass property but wasn’t involved in that project Costa Real. We had many verbal wars on conference calls about taking on that project. That project was one of the biggest reason I left Compass and decided to go on my own. Also I learned alot from that project failures that makes me very cautious when advising people on what property to buy and how to protect themselves when buying pre-construction. For me the project has to many risk for the potential reward. 49K for the lots close to the beach is a fair price but there is more to buying a property than just price. Once the project is further along I will look at it again as I really like the location and think it is a great property just not worth the risk.

lisle55MemberI would have to agree with Pollo. Costa Developers have turned out to be alright. I don’t agree with there sales tactics but the Esterillos Project is complete and that is hard to say around this area. The Montana one I still wouldn’t touch as it is steep and has problems with the road systems. If you are looking for a place to retire or have as as second home in the next 5 to 10 years it is a good option. I wouldn’t be purchasing a lot with the intention of selling in a few years for a profit as there is too many lots to compete with being 400 plus lots in the community. With that said I wouldn’t purchase from the developers has there are many lots on the market way below the price that the developers are offering.
lisle55MemberIf you are considering purchasing there. There are alot better deals from resales then you can get from the developer. Don’t give them money to see the lots. Find a local Realtor that can show you everything.

lisle55MemberThat sounds like marketing in a difficult time to me. Unless the normal rate is $50 per night but I’m assuming it isn’t as nobody is giving anything away for free. As for trying to predict the bottom I wish you the best of luck. If you are looking for sub par property in a sup par location it might still drop some more. But if you are looking for Direct Beachfront you better grap one of the 2 or 3 deals that are on the beach because once they are gone the rest of the people are holding on. I know every sale on the beachfront in Jaco and there is less than 5 units that have sold where people have taken a loss and there might be 5 more that are out there. I would say the market is holding pretty strong if you purchased right and compared to the rest of the world. I wish you the best of luck with your search.
lisle55MemberHi Waldog. It really depends on the builder and the quality of the material. Homes can still be built for under $50 per square foot but not to North American Standards. So the person that quoted $100 per square foot is probably still going to quote you the same maybe alittle bit less but we haven’t seen cost drop 30% in the past year even though they should have. 🙂
lisle55MemberHi. Before my residence was completed I used to run into this problem as well. What I used to do it purchase a fully refundable one way ticket to show them and just cancel it the next day. Also if you have a bus ticket showing that you are going to Panama that will work as well. You don’t have to go back to the USA you just have to leave Costa Rica. Hope that helps.
lisle55MemberHi. I have had this happen to me as well. Sometimes they check sometimes they don’t. When they do I just purchase a fully refundable one way ticket with my credit card and then just cancel it the next day. Easy way to get out of it without having to explain yourself and arguing. 🙂
lisle55MemberHi. I know the project well. The developer needs to sell more properties to complete everything. Witch is pretty normal these days. As for the difference in title. Most of the properties in LTD project are co-direcho witch means you own a share of a corporation. The property wasn’t segragarted into individual title. Some don’t mind and so do. I would consult an Attorney so you can hear both sides. Good luck

lisle55MemberHi. I use my Amex and my Mastercard and they cover the insurance and I have had things stolen and cars broken into and no problems with my credit cards or the rental companies. As for a car the Begos handle very well in 4X4 and do good on gas. And by not using Costa Rica insurance you will have extra money to have GPS while you are traveling witch is a great feature here in Costa Rica as there isn’t many road signs. 🙂 Have a great time.
