lisle55MemberI’m in the Jaco market and Titled Beachfront property has not dropped in price. People are dropping prices of product that is over priced and not on the beach or non ocean view. So when I see these articles they just drive me crazy. Guancaste got out of control with there prices and now they are seeing the side effects. This doesn’t mean the whole country real estate prices are dropping. These types of articles with no real data don’t help anyone and I really don’t understand why AM Costa Rica let this stuff out.
lisle55MemberWhat I am hearing from Scott is that the Realtor showed the client the property and then he decided to call the home owner directly so he could cut the Realtor out the deal. If the realtor indeed showed the client the property and he cut him out then I would say that he just stole the services of the realtor. There probaly isn’t aything legally that the realtor could do but if the client ever wants to sell his home or needs help with this property he has just lost a friend in the business.
lisle55MemberI think this can be a great option for people that are looking for a great unit without having to pay full price for it when they only use it a few weeks out of the year. This give someone the opportunity to have more than 1 vacation home. This model has been very successful in other luxury products such as Jets and Yachts. It might be the way for everyone but I wouldn´t say this option is available because of the change in market but more because the deveoper is looking to fill a void in the market. As for condos in Jaco. All the projects that are under construction on the beachfront are 70% sold out and alot of them more than 80%. The new projects are not selling because the developers are greedy and looking to make 40% returns and there units there overpriced. If the units where priced right then they would be selling. Also if you look at all the developing beach towns in Costa Rica Jaco is the only one that is Titled Beachfront and we are not seeing any drops in prices. And I don´t see them dropping either as everyone knows Titled Beachfront is a unique thing here in Costa Rica. So I would say that Titled Beachfront in Jaco Beach is dfferent from the rest of the world. We are definately seeing a slow down in overall people buying but I strongly believe that is because of a lack of quality product because the quality product that is priced right is still selling.

lisle55MemberI was personally at the Costa Montana site last week. It is still a mess. They have people working on it but I don’t know if the roads will ever hold up. We should have a better idea after this raining season as to how the roads will hold up. I have not been to the esterillos site for about 6 months. But this site should be better as it is rolling hills and not steep cliffs. Good luck
lisle55MemberThe drainage has been great. I was very impressed after the tropical storm as there was no problem with drainage or flooding.

Landmark is handling the management of the project and they just took over this responsibility less than 3 months ago. Please if you have further questions or need more information email me and I will provide you with whatever you need to make your decision. As you know I was very upfront and honest about everything that has happened in the past with this project and where it is going.

lisle55MemberJaco is far from Overdeveloped. Right now there is a lack of quality product on the market. There are currently about 2200 condos or single family homes that are just being completed, under construction, or in pre-sales. Of these 2200 more that 65% are sold and the ones that are not sold are in the beginning stages or product that just doesn’t make sense. Like 300K condos with no view and no beach access. Another point to make is the majority of this product is being purchased by Cash Buyers so the market is real. Unlike what we are seeing in the US with projects being purchased with 100% financing and developers getting constructions loans because they have some 10K deposits. Jaco is seeing alot of change the community is changing with it and it is prepared for the bad people by adding more police as well as community awareness. There are people that will never like Jaco but those are not the masses and that is why we are seeing all the development. We are seeing the developement because of the Demand. There is honestly a lack of product in Jaco area and if you think it is Over developed now give it 5 more years and then is might be developed but we have 20 years until it is over developed like a Cancun, Miami, or Maui. 🙂
lisle55MemberThose number are great but I don’t see how you can claim that Guanacaste is the principal tourist destination of the country? Even if these number where consistent for all 4 quarters there would only be 600K tourist going to Guanacaste that would leave the other 1.4 million tourist going to the San Jose airport and I would assume that they are going to the southern and central pacific coast. Some to Arenal and the Carribean but the majority to the Pacific Coast. My point is Guancaste is not where the majority of the toursit are going that are coming to Costa Rica. But for some reason they seem to get the most press. This is something that I haven’t been able to figure out. I would love to hear the opinions of others.
lisle55MemberI agree that the property values have been stable in the Jaco area. The only properties that are selling for less are the properties that where over priced in the beginning. And even those properties are not selling for 50% less or then they would be selling. I would really like to know of some of these properties that are 50% less as I would love to pick some of them up. 🙂 As for a 5200 meter property in the Jaco area for only $6 per meter. Please let me know I have clients that will buy that as well.
lisle55MemberI live in Jaco and play a Ted Robinson course at the Marriot. The fee is $2000 to join and $3000 per year. You then pay $15 for a cart if you use one. This is the only course in the area right now but there are 2 more being built. San Jose will have more golf courses. Here is a website for golf in Costa Rica http://www.anagolf.com
lisle55MemberHi MTCca. I would really reconsider the proeprties that you are planning to look at as niether one of them will really suite your needs. Ramada is not going to be a place to live with a family and is really over priced. The La Joya propject is nice but is way off the beaten path. So no schools and no High Speed Internet. There are a few communities in the Jaco area that will be close to schools and have high speed internet but they will all depend on the price range you are looking at.

lisle55MemberI have been to the project on multiple occassions as I have people contacting me on a daily bases to re-sale there lots. The roads in this project are scary. Anyone that is saying different is out of there mind. I had to put it in 4X4 to go up a paved road. There where some lots that I could only get to by dirt road. There is alot of potential with this project but the infrastructure is not complete. I really hope that they can put it together as we need more single family home communities in the area.
