Not sure my information is up to date but some friends came from France to buy a B&B 5 years ago. They then applied for residency as Inversionistas. The process took about 1 1/2 year but in the mean time, they had a temporary cedula and they could stay in the country and operate their business legally. Back then I think the minimum investment was around 100 000$, now I don’t know what it would be.

JoMinuitMemberMy friend opened a bank account at Banco Nacional last april. It was under his own name. All he needed was a paid electricity bill, a reference by someone who has had a bank account for 2 years, and an address. The process took about half an hour, excluding the waiting time in line….
I think for a Sociedad Anonima, what more is needed is the chart or Cedula Juridica of the company and a Personaria to attest who is the responsible for the SA and signs the papers.

JoMinuitMemberHola, here is my story. Because my fridge is not so big, and I often have much company, I leave a little fridge connected outside the house on the terrace always filled with beer and pops.
Once I left for a few days, and when I came back there were 4 imperial missing in the fridge. I was very disappointed because I had much pride thinking I could leave it outside and no one would dare take anything….until the day after, my gardener came to my place with a 6 pack to replace the 4 missing beers and told me he had taken them with a friend while he was cleaning the garden.
I know it can happen, and I think a couple of beers are not too expensive to test my neighbourhood. The day something happens, I will change my way of seeing things.
I would not like to live in a place where I have to chain my beach chairs, my patio furniture, where I have to put bars on the windows, where I have to watch my every steps, that is why I am happy where I am right now. If or when it changes, it will always be time to see my options…

MinuitMemberI live and was raised in a little town in Canada, and after 40 years, it did not change much…. I used to live the car doors open when I go home, the house door never locked. The milkman comes and deliver the milk right in the fridge when I am out working. Of course, when I go to the city to run errands or else, I lock the doors of the car at the commercial center….tonta pero no tanto !!!
The place I chose in Costa Rica is the same, a very little town, where everyone knows everyone, a place where I can walk to the beach to see the sunset, and stay for more than an hour leaving the doors open. No gate, no bars on my property and yes it is possible, and it is a matter of choice. Of course I am much more careful if I go to San José or Jaco or other big touristic cities…..Tambien no tanto !!!
I think it is a matter of choice. There are still some places very quiet and safe everywhere in the world. I need to drive half an hour to do the shopping or to see a doctor or to go out and have dinner in a big restaurant, but it is the same in Canada and I think our choices are about what we are, and the earth is big enough for everyone to find what they need…….my thoughts
JoMinuitMemberI think honesty always pays in the end. I would go to ICE as soon as possible and tell them what happens. If they don’t change it very quickly, at least they won’t tell you hid the problem from them. But you will feel better being open about this…
I remember when I suscribed for a new electricity service, I filled a whole list of what I planned to have as electric appliances. My guess is they would charge you retroactive for what they think would cost according to what you filled…
Good Luck JoMinuitMemberI am back in Canada for about 3 weeks and because my flight was early, I had to sleep in Alajuela the night before. I stayed at Hotel Aeropuerto one night, and left my car there for free. It is outside and they say they don’t take any responsability, but there is a guard at the entrance 24/7….and with a little tip to the night guard, I will also have my car cleaned 2wice
I think it is a good short term solution
JoMinuitMemberLotus, I don’t know if you think like me, but every time I came to Costa Rica, I bought many little things, decoration, pots and plates, flowers, beach chairs many things that I had to give away when I left, only because I had nowhere to store it, and I did not want to leave it to my friends as a burden. I just couldn’t wait to have my own place.
I think the idea of this prefab house, which could be a guardian house afterwards is great. The thing you have to think about is a land with a house is a little more expensive for maintenance, needs a onsite guardian, but since it is in a gated community, maybe you won’t need one.
I have seen guardian houses much smaller than a 500 sq feet one. It is just my guess, but your investment will not be lost at the worst….you might even give a better value to your land.

JoMinuitMemberssure, I think you have one interesting idea. My mom is visiting in January, and they want to spend a couple of days in San José. I personally try to avoid going to the city when I can avoid it, and I could be interested to use your daughter’s service instead of going myswelf. where can I reach you ?

You must know Shirley in Bejuco or her daughter Jackie. They are the reference for renting homes on Bejuco Beach, and when someone is looking for a vacation home, I always tell them to call her. They often have more people wanting to rent than houses availables…they would certainly like to have your house on their list, unless your property manager has the exclusivity of the rent within the gated community..don’t know what their commission is though…Jo
MinuitMemberHola, I am in Canada now, while my constructor is building my swimming pool in Costa Rica. It has 10 meters by 5, a jaccuzi on one end, a little beach on the other(infinite edge ?). It is a very custom design. It also includes 2 terrasses, a bodega with a shower bathroom, space for the washer and dryer and the filter stuff. A all inclusive price, for what I would pay only for a jaccuzy here in Canada. He sends me pictures every week and supposed to finish next week. If you want, I can give you his number or email. He says he reads and write english, but he speaks spanish.

JoMinuitMembermittizzi, I think you will be back often on this forum because one thing I have noticed in Costa Rica: Everyone (or almost) has something for sale, or knows someone who has something for sale and from whom one could get a commission.
But within this board, there are many more threads than sales and politics. It is a gold mine of info, and I trust you will find what you need… Good Luck !

Joni: My knowledge is that there are 3 professionals in all Costa Rica to approve the value of your land, which has to be done before granting the concession….and those 3 persons have a 2 years waiting list to check out all properties, according to the date of your concession request, so it can take time.
A friend of mine is looking for another private professional who could do the job, and be approved faster. I’m expecting news soon.
About giving permits without concession, it is getting harder in Parrita area because the person who did grant those permits in return of some tips is now under high surveillance, so he is being quiet now….
