    I am shocked anyone would want to live in Limon. On our first trip (1992) to Costa Rica, we had 3 nights planned in Limon and fled after the first night. Go south 20 miles and it is beautiful. Or even better, head to the hills where the temperture is nice in the Central Valley.
    If I could select one work for Limon, it would be hellhole. Sorry for the frankness on Limon, but there are many other areas that are nice and you do not have to worry about living another day in paradise.

    The Orosi Valley is booming. Our real estate market is not in decline, but very hot. We have people in looking for farms daily and selling a farm or property per week.

    We are located in the Orosi Valley, 15 miles SE of San Jose. We are very busy building 4 homes, 9 botanical gardens, starting 3 housing developments and selling real estate like hot cakes. The market is very strong. I believe North Americans are reinvesting their money in real estate in Costa Rica and not in the US stock market. There are some very good values in the Orosi area. Farms can be purchased for $1 to $10 per sq. meter.

    The main difference is variety and setting. We have over one hundred types of heliconias, over fifty different types of gingers, dozens of different antheriaums, calatheas, ferns, orchids, bromeliads and much more. Our garden is a cornucopia of tropical plants in a rainforest setting. Come see us in Orosi and we will give you a tour.

    You would need to see our garden to understand. My wife love to garden and has a worker to help her maintain our 12 acre botanical garden, near Lankaster Gardens. Everyone that visits our rental villa wants a “Nancy Garden” on the properties we sell. We know where to buy the heliconias, gingers, and other tropical plants direct from the wholesale growers. We bring in crews to make pathways and start the gardens. We gift enough plants from our gardens to get projects started. Come see us in Orosi de Cartago.

    Scott is on the money. Get references from other clients and find someone that is has a reputation for honest dealing. Scam artist are easy to find, an honest real estate/property management office is more difficult. Our office in Orosi de Cartago is currently managing over a dozen farms for other North Americans. We are starting botanical gardens for all clients, managing coffee workers and paying their bills. We make weekly to monthly visits to the farms we manage, taking photos and instructing workers. Most property management companies charge $100 per month or $1000 per year up front. Don’t accept less. Best Regards,Steve Riley

    I have heard that Christopher Howard’s tour is well worth the time and money, but the George Lundquist will yield more information to make an intelligent decision. Both are worth the money, but George’s retirement tour is excellent.
    Bring a notebook, the amount of knowledge presented in a few days is nearly overwhelming, but invaluable.

    The language school in Orosi is one of the best in the country. It is also one of the best values, less expensive. Our town is full of students and they give this school the best ratings. Orosi is heaven.

    When moving in Costa Rica, buy climate. We have a small real estate, engineering/home design and home construction company in the Orosi Valley. Every day is 72° and every night is 60°. We have beautiful views and an active Northern American community. We have get togethers every month and we are very active in the local schools and re-foresting. Orosi is Heaven.

    Yes, somewhat but not much. Materials and transportation are more expensive in the coastal areas. We just finished a home in Nosara and begin another one soon and the cost ran about 10% more.

    We are building first class home in the Orosi Valley. The cost of construction is about $100 per sq. ft or $1080 per sq. meter. Labor is running about 40% or total cost. Those numbers include a profit of about 10% for the builder.
    If a builder quotes less than $90 per sq. ft., then they are leaving out something or will not build the quality you expect. One way they cut cost is to use less rebar than the specifications requires. The home will look the same until the first earthquake.

    The price of land in the Orosi Valley is increasing 20% to 25% per year. We have seen no lowering in prices. We own a small real estate/home construction company, Paradise Peak, and we see land appreciating.
