We have bought lots in Costa Montana..planning to sell one and build on the other. We are in the middle of designing our house with Mussio Madrigal Architects. They reported that the “bricks” for paving are on site. We received some pictures today showing them but no finished paved road as far as I could tell. Also, cable, electrical, etc. are supposed to be in by April. I saw their first house built on the river and it was quite atttractive with the “higher end” finishes they are promising. While I too was very concerned about the hard sell, they have performed as promised in every way. However, anyone really interested in building should see the lot first as there will be a lot of prep work to be done on some of the lots because of the drastic drop from the road.
rebeccaMemberThanks for the information. We are aware of the need for permission. Even with permission to cut, our instinct is to save those we can…especially the largest. I’m just wondering about living with the bees that are attracted by the flowers plus the leaf debris/pods… Is it like having a pine tree in your back yard? Are you always faced with clean up or just one season as with our Fall? Thanks so much for your responses!!

I know who and what you’re talking about. My understanding is that in Costa Rica, $90 a square foot gets items like corian or similar in the kitchen, stainless appliances, high end items in the home. Someone I know completed a villa in Jaco at that rate earlier this year. I believe developers typically give incentives to the first lot owners to spur building. Is that a deal? Yes, if down the road they do build for $120/sq ft. Is it a deal now? No, its probably the going rate but they are handling the loan issues, the permits, etc……
rebeccaMemberI just logged on after not doing so during the past three months. I was upset to find this information concerning Ellis Kahn and Costa Developers, and consequently searched this blog for more information. We are buying a lot in Costa Montana. While we approached Costa Developers with much skepticism(given the high pressure sales tactics), we found that the attorney Mr. Bonilla, the architect/engineer, and other personnel associated with the project were able to answer our rigorous questioning. We had the contracts reviewed by a Costa Rican attorney as well as our attorney at home and feel we did as much due diligence as possible. I would like to hear what others who have bought there have to say on the subject.
rebeccaMemberWhat is concession property?
rebeccaMemberWhat do you mean do they own the land outright? We are going down in mid-May and I would like to know what kind of documents we should look for…..other than a title to the land.
rebeccaMemberThe pre-development land prices have increased since before December. Last I heard, it cost 70,000 for mountain view, 150,000 for some ocean view,
200,000 for panarama view lots.rebeccaMemberWe have also been talking with Costa Developers and would be interested in any information about them, the area which is nearest to Tarcoles/ Tarcoles beach.
