Gale always told me he made no money from selling dirt, that he wanted to make money on the homes he planned on building for his clients. All properties sold after Phases 1,2, and 3 were the hectare plots (2.47 acres) that people bought for $60K+ with the $25-30K down payment and balance due 5 years later.

Certainly this appears to be the case with the later Phases. You may think I am taking their side but really I would be happier if everybody got what they were supposed to get and who knows, it could still be possible if the owners of each property formed their own investors group and cooperated to figure out who owes what and if this would be enough to cover the costs of building out the project. I would have thought it far more productive to get together to take control of each project than to line the pockets of a lawyer here with a case that will likely produce very little for a very long time.
Without seeing the contract it’s hard to form an opinion here and certainly if deposits that were sold as refundable were never returned there is a case to be answered. Why not form a web site and try to make it happen. If though, your new partners were only in this as speculation and now don’t want to proceed because they can’t flip it then it’s unlikely they will want to particpate. Having said all this it seems to me that the price of $12 including infrastruture is very low.

I wonder if you could clarify something for me – the commitment to build infrastructure states that they would build it after all lots were paid in full? From what you seem to be saying, and please correct me if I am wrong, the vast majority of people didnt complete their payments.

This kind of Offering is not for everyone however since the maximum number of participants in each Fund is restricted to 25 and the amounts involved would typically be in the tens of millions, thus perhaps making the mimimum investment per person in the $500,000 – $1m range.
My understanding is that these Sugeval approved Funds could well be suitable for U.S. investors although I don’t yet have the full details.

My trust level in her at that moment fell too zero and it seems my judgement was right since she has failed to do her job by not getting back to me after telling me she would put my farm on the market.
I have though taken the position that since I am developing my property, I don’t want to make enemies out of the biggest realtors. On balance though I didn’t care for her bigshot attitude with all her talk of flying to Europe to hold seminars for big investors that she felt necessary to tell me all about, so please go ahead and do your thing; I’m looking forward to the feedback

However, this woman kind of rubbed me the wrong way from the get go. She stopped her car before we reached the property and asked “how much further?” in a frustrated tone, despite me giving her precise location details before in our first phone call. Then she said that it would have been better if the other office nearer us had dealt with it (is it my fault she didn’t transfer the job to them because she doesnt know where Cana Fistula is?)
I don’t want to get someone fired but she did claim that the distance from high tide to the construction at PG was because the sea level had risen.
Her name was Pennye, spelt like that… She’s in the Flamingo office. Nice enough woman really, but is there really any need to lie? Who knows, perhaps she’s right!! It’s more amusing than something to be taken seriously and perhaps it should be left as such?

I note that BCR have just released a second level of security that attaches a code producing card to the online process; I have one for a European account of mine and it is extremely secure. I wonder though if this measure will simply make it more apparent that the issue is internal and not, in most cases, the fault of the client.
