30% looks a lot but worldwide the dollar lost value and (official) inflation in Costa Rica is more then 1% per month.

By the way: nice house in Puerta de Hierro but far overpriced. Good deal for you, Scott.

I know that condo project in Santa Ana. Prices went up, that’s true. But try to sell your apartment now for those increased prices: IMPOSSIBLE ! Nobody wants it !

I think that mr. Garland Baker is exaggerating a little bit, but mr. Scott Oliver does the same thing. Both don’t show the objective proofs like data about sales prices.

Just a few projects, whether it’s in the Central Valley or in the Pacific Coast, can not prove who is right and who is wrong.

But we see world-wide financial crisis, and Costa Rica can not escape from that.

We recently sold a house (for sale by owner) and we met many different persons who were interested. Many “realtors” called us and began the conversation with “I have a client for you, what’s my commission?”. They wanted 5% but if you say “no, you can get 3-4%” they also agree. 5% over $ 400,000 is a lot of money for just a few phonecalls and a visit.

Once a buyer came with his “realtor”. He didn’t know anything about real-estate. Later we found out that it was his cousin. They tried to get 5% off the price…..

The foreign “tourist-realtors” without a visa and working-permit should be kept out of this business (any business). I don’t deal with these gold-diggers, fortune-seekers or whatever they think who or what they are.

Tourists should spend money in this country, not make money.

    Looking at their website: startingprice $ 124,750 (3 months) means 4 x 124,750 = $ 499,000 for a ± 1,045 sq ft (97m2) apartment. That’s a very nice price for a small furnished apartment. And the monthly fees ???

They try to sell a part of a small and far too expensive apartment to the “lower-upper-class” for a “nice price”.

OK, it is a formula like time-share and there is a market.
But also: buyers are not in line for buying real estate in Jaco.

“We simply want them to obey the law, and the government to enforce it”

We can see the same happening with other environmental matters: cut trees (illegal) for building homes. But also this government shows her incapacity with -for example- migration, criminality and road construction.

Who knows chorizo wants to tell that Costa Rica is not the first choice to retire but is becoming a country to turn one’s back on. Do you want to line up every day to get fresh water ?

Maybe that’s what chorizo wants to discuss ?

Have a look at the site of the Central Bank, they show you the fluctuation band:

On the site of the Banco Nacional (example) you can see the actual exchange rate:

The office is in La Uruca, about 1 km east of Hospital Mexico. You find this hospital between the International Airport and San José (coming from airport on your right).

There are always people walking around to help you.

sjm1582: great articles, you are my man, thank you! Crime happens on the street, houses and beaches.

But not so very often in a condo behind the desktop.

Everybody knows that crime is becoming a (big) problem in Costa Rica, but that is bad news for -for example- the real estate business.

So better not talk too much about it! OK ?

Wait, wait, wait…….. prices will go down. Look at the other article about housing and the financials. Not only problems in the US, read the AM-Costarica, Tico-Times.

Can you look 5 years ahead ? 15 years ? Do you want to take care of the ground like Alvaro writes….?
