    I am heading to Costa Rica on Nov 9 to bring paperwork for a lawsuit against the banks. I have a deposit at Sonesta and this situation really stinks to say the least.

    I also have a deposit on a condo in Sonestajaco. I also have asked for a list of fellow buyers.I was asked to work with the developer and the bank to find a solution, and not with my fellow buyers. Whats wrong with going both routes? Privacy was the stated reason for denying my request.I understand that, but its not a valid argument. A simple email to all the buyers involved, asking if they would want to communicate with other buyers would be very simple and those who agree can do so and the very few who do not won’t. The perfect storm for a developer is when his buyers start talking and sharing ideas, pooling resources and start demanding honest verifiable answers. Of course a developer is going to try to cover his rear end, and having to deal with a hundred or so intelligent, motivated (and throw in many pissed off buyers) is exactly what he doesn’t want. I have had the pleasure of locating and sharing ideas and with some of my fellow buyers and every single one of them appreciated and thankful to be able to discuss their situation. I will continue to locate others and there are several of us now and the list is growing daily.I Thats it for now.

    Try going on Craigslist in the real estate for sale section. Put looking for gilted paragon buyers in the title section.. I found some success in looking for fellow buyers in a different project in CR. . Also could try the smae approach in differnt areas of US., such as Miami and Atlanta.You might be able to find a few fellow buyers with same problems with Paragon. Good Luck.

    There is a pretty good book out there that explains your obligtions in regard to this matter. I purchased it and it has been helpful. “Controlled Foreign Corporation Tax Guide”by J. Richard Duke and Vernon Jacobs. I spoke to Vernon Jacobs in regards to my 2 Costa Rican LLC’s and 1 SA. I couldn’t find anyone in my area who had any knowledge of how to fill the forms out properly. I spoke to at least 25 CPA’s and 2 Tax attorneys. Mr. Jacobs recommended a very knowledgable CPA in New York that helped me. The word he gave me was I had to file, even for dormant foreign corps. Also I had to file for an amended return for 2008 as I did not receive accurate advice from my CPA. The instuctions for the form are very confusing and if you can figure out how to fill them out correctly, I would like to be your friend. The people at the IRS are just as confused as we are about this form. Hope this helps. Good luck

    A friend of mine had 17 root canals done there. All this was in one day, believe it or not. 9 hours in the chair. He only had minor problems with one and the problem didn’t last long. He had alot of other work done there also and it took him 4 visits in total to complete all he needed to be done. Very happy with the work. .It cost nearly $25000, but in Florida where he lives he was quoted $52000. I actually found the place for him on the internet, called them among other facilities and found them to be very helpful,friendly and professional. I plan to have some work done there later this year. Although if I was told I would get 17 root canals done in one day I think I would shot myself.

    Just to add my2 cents about Jeff Hickcox,I have found him to be extemely knowledgeable, easy to work with and honest.He returns my calls which is rare around Costarican realtors, does not represent himself as being an expert, although his knowledge of his area is impressive,and doing business with him is professional and ethical.Thats my experience with Jeff, all positive. You could do alot worse when you look at all tyhe so-called realtors in CR. He is several cuts above the others I have dealt with. Especially in the atenas area where some of the competition really needs a good lesson on professionalism and good service to their clients.He works extremely long hours and always trys to do his best. That my opinion and I’m sticking to it. Thanks for reading my post. Tom

    Non recourse mortgage,basically, only the property itself is colateral for the loan,not personal assets.

    All mortgages in costa rica are non-recourse. I have a self directed ira with check book control, and after talking to several mortgage companies and attornies this is what I was told. Clocing close in CR are much higher. read the article about financing on this site and it will explain the closing costs. good luck.

    Prisma dental 011 506 2915151, check website. I did not persoanlly use them, but I sent a friend there from Fla who needed extensive work and he was overjoyed at the result and saved alot of $.

    I have an Attorney in Atenas, fairly priced and have found him to be good and fair also speaks very good English. his Name is Pablo Arias Gonzalez 446 7711 and his office is in Atenas centro. give him a call and see if he fits your needs.

    Richard, As far as I understand it the UBIT does not apply but The UDFL tax does. (Unrealed Dept Financed Income). It is my understanding and I am not a professional,just an investor.A good source for my information is a book “Retire Rich with your self-directed IRA” by Nora Peterson. Chapter 8 describes this. Its fast reading and information. Take a look at it if you care to. You are not the first pereon that I have spoken to that wants to explore the possibility of open an intermediate care facility in CR. Its a great idea.

    The last time I drove it was from dominical to San Jose and it was 2 years ago. it was october and rainy season but wasn’t raining much that day.It took me about 4 1/2 hours going to the airportand I counted 15 landslides, some small and a few good sized. Too many trucks driving dangerously,and bad drivers. All the elevation gets high and it was cloudy. I stopped a few times to get some trucks off my rear bumber. This is why I didn’t buy some property I was looking at there. If I had to drive it again I would go the long way to Jaco and head south,it might take longer but alot easier on the nerves. Hope this helps.

    the process takes aprox 45days give or take. it involves using a facilitators to help the process along and make sure everything is done right. i would be glad to discuss the process with you in more detail and help you out.
