The way I’m doing it is more complicated than the method you are using,but gives me alot more flexibility. I can make decisions on the spot if need be. also requires alot more due-diligence. I am interested in the Atenas and San Ramon area along with Jaco. I have a piece of property near Playa Hermosa Panteranas. Am doing very well with it wanted to buy a couple more pieces before long so I am using this method, as I said its more complicated but the rewards appear to be great. Was tired of my 401k collecting dust and Cosat Rica at this time is a great place do invest if you do your research and are careful.

I wonder how many people have bought property in CR that are US citizens and do not file because they don’t tell their accountant that the property they own is in a SA.Or think that an SA can not be detected. We all hate paying taxes but an audit is worse.

tomtwoshoeMemberIts almost always cheaper to make your reservation from stateside. also use a rental company that has a place off the airport grounds, say down the street but nearby. any agency within the airport has to pay fees so rental rate is higher. Also during the rainy season its alot easier to find what you are looking for.
tomtwoshoeMemberBought property from Wellington asset management and am happy with the results. They did what they said they would do and Columbus infastructure is done and its looks very nice.People are already appling for building permits and there is a condo project going up as we speak.Some people had a bad experience with some of the sale people but there are no longer there.I have already turned down an offer for my lot at 3x what I paid for it. I will be building on it within the next 18 months. So I ghess some people did not have a pleasant experience dealing with wellington asset but as for myself and other owners I have spoken to are very happy with their dealings with them.I know there is a group in the same office building that deals in commodies but have no idea if it is the same that the one is referring to as having no license to trade. I will be in there office on Friday and will ask the one of the owners and see if I can get an answer from him.
tomtwoshoeMemberNo I have not got my permits and have only spoke to a couple builders for ballpark prices. But from the conversations I have had the process does take alot of time and depends on the type of construction. But I have a feeling that I better get more details what is involved and get my a** in gear, just in case it takes longer than I thought. sorry I couldn’t be more help.Have a nice day
tomtwoshoeMemberUpdate, have closed on my property, the process was painless and they did all the work. Also found out that I have the only commercially lot in the development, which leads to many more options for its use. I would assume that it would be more valuable because of this.If there is alot of building going on in the next year or so I mlght put up a store there along with a house. all in all it was an easy experience and the owner where helpful and to my knowlege honset. This is only my experience and other might have a different experience or opinion. I wii say that anyone wishing to buy in Costa Rica should go there check out different areas, talk to as many realtors, homeowners etc as possible and get to know the country before considering buying there and get a good attorney.
tomtwoshoeMemberI hope to build there in a aprox. 18 months to 2 years depending on finances. The real estate market in my area upstate NY Saratoga area is a little flat now and I have to sell my property there to afford to build. I was quoted prices from $70 -85 a square ft to build, depending on amenitites desired. These were from recommended builders, but I am still looking for other builders also. I have to build at least 2000 sq foot, which is more than I need, and can build up to 8000sq ft if desired.
tomtwoshoeMemberI bought a lot in the first phase. I went there first before buying. Everything seems to be going smoothly so far. One note, when they changed the path the road would be built I lost aprox 1/3 of my lot which originally aprox 6100 sq meters. They notified me of this and when my partner, my brother went to check things out at Wellington, they refunded the proportional amount, no problem. I still have 4100 sq meters.We get update almost every week with pictures of the progress. So far everything has gone reatively smoothly. I don’t think there are many lots left. before I dealt with them I had some good contacts in C.R. and they told me that as far as they could find out, this outfit is ok. As for the sales staff I suppose it is who you deal with that will make a favorable impression or not.I can only speak for myself. I may add that I did say I bought a lot there, but I have not closed on it and won’t until infastructure is finished. My money is still in escrow.I wanted to make that clear. My dealings with them so far have been pretty positive but a few of the sales people need to drop the attitude. I talked to some real jerks from Costa Developers, that made these guys look like choir boys, but that was my own experience.
tomtwoshoeMemberThe sales people i talked to, 3 different ones were all basically rude and 2 of them ,one by the name of Jim was downright obnoxious, a big know it all and less than honest. I can’t say that everyone there is a moron but I would watch out for these guys and be very careful,I know I won’t be doing any bussiness with them.
tomtwoshoeMemberI had a friend who was very interested in buying property from Costa developers,so I tryed to do some checking on Costa,I’, not an expert, but have been through the buying process and was familiar with the area around where they are selling, and have looked a several other projects. I spoke to 3 different sales people, to get a feel for them and didn’t want to judge them after talking to only one person. What my impression of them is this. Did you see the movie about the “boiler room” stock brokers, running their silver toungues trying pump up their wares. Mot only did I find all 3 people I spoke to on the obnoxious side, but basically not the type of people I’d feel comfortable doing bussiness with. For a couple reasons, one being that I was not allowed to ask any questions until they finished with there lengthy presentation, was talked over by 2 out of three of them,and received some exaggerated or downright untruthful info from them. Example: some sales guy, Jim, told me that when the new highway from S.J. to the coast was done, { if it get built} it would take 45 minutes to get to Jaco and a few more to get to their project. Also told me that some of the other projects of competitors which I had already scene where a rip-off and a couple of them had no access to them for 8 months a year, because the roads leading to them were under water. Just gave me a real bad feeling about them and actually told my friend what I felt and he agreed with my opinion and stopped looking to buy with Costa. I just don’t like the way they operate, and think that people should use caution with these people.
tomtwoshoeMemberAlso bought a lot in Columbus Heights, in the 1st phase and am very happy with the progress, I did not purchase until I looked at the property and have been generally happy with everything involving the proceedure, I said purchased, actually money in escrow but plan to close soon. can sub-divide my lot, might sell one and keep one or built, havn’t decided yet. But my dealing with Danny and Brad in sales office, and their lawyers has presented no problems. Before I did anything with this outfit I did all the checking out I could through contacts in law enforcement, and real Estate people I knew in Costa Rica and the U.S. and they appear to be on the up and up and compident. I bought a river front lot @ 10 sq/m.PS Actually after they figured exactly where the road by my property was going in, the informed me that some of my future lot was used, they refunded me the cooreponding amount of money no problem.
