If you wish to discuss sales practices discuss with Scott the regulators already have. They were very Clear on what they found. If you don’t believe that this man has done anything wrong that’s your opinion not that of the authorities. It’s important if you provide financial advice or hold yourself to be an expert.The articles clearly show what kind of an expert Scott is. Don’t you think.
As to why I argue my case in this forum. Ask Scott he has berated my company either himself or those affiliated with him. We don’ ask people to check we encourage it. If you knew what you were saying it might help.
I am willing to put my credibility up against this type of backgound all day long.

William GaleMemberIf the number of articles are correct… (and why would the regulators lie) Massive bank Fraud,Misrepresentation to regulators and outright fraud has a lot to do with dealing with the public and givig financial advice on stocks,bonds,banking real estate or handling customer funds in any manner should be put in question and be great cause for conern. You must you Agree.
A great deal of money was lost and many customers were defrauded.Your responses given to the regulators were outright lies and evasive as they quote in the articles.
ANYTHING TO THE CONTRARY IS SIMPLY WHITEWASHING THE FACTS.
I await your respnse Scott. Not the one you gave to the regulators or the companies you advertised that disavowed any knowledge or affiliation
with you as you represented on your website ( now removed) offshoreoliver.com.Please tell us the regulators who accussed you of all of this activity of bilking clients out of their money and fraud were incorrect.
Maybe you left the Cayman Islands for that reason and left the business?

I do not see any other developers responding to questions as to how and why and where. Question them Scott as you did me about their ownership. If you remember ,I provided folio and registry numbers to all of the parcels. I provided you with several hundred transfers of title to individual clients.
Maybe it is about time some of the other “developers” are grilled about their backgrounds and experience as I have been. I will be very happy to put what I have been doing in Costa Rica against them and I will certainly put my land development experience against theirs in a instance.
Scott, lets level the playing field maybe, just maybe instead of moderating you should be educating your members as to the backgrounds of some of the other folks. They have duplicated our format down to the final period on the contract. However do they and can they provide clear and marketable title ? Why has this question not been asked of all. More importantly ,will they respond with the information. Can they build? How many homes have they built? Show me their roads and water system. Let’s make it simple show me their approvals to even move dirt or build roads.If this is to truly be a Forum or an exchange of ideas then maybe a single subject constitutes a forum in your mind. I refer to the constant effort to demean my company.
Not to tell you how to run your forum but maybe it’s about time Scott you ask others to provide what you have been so willing to ask of me. Get in and moderate. Let everyone see the answers for themselves. Invetigate as you have said on many occasions that you would.
You can be part of the soltion or part of the problem.

The land in Lehigh Acres was sold on an installment basis and prices started at $495 for a quarter acre lot. Back in the early 60’s Fort Myers was just starting to begin a growth pattern. What you clearly fail to state is that all the planning and plotting of land was approved the the City of Ft. Myers and that thousands of acres of land were improved with paved roads,city water was installed along with a complete sewage system. Schools were built with funds from the State of Florida who were responsable for determing growth patterns. Shopping centers were built with Publix markets as one of the anchor tenants. They are the largest chain of grocery stores in all of the southeastern United States. Hospitals were built. Church groups were provided with land for free and all of this was done with all the governmental authorities approval. We employed almost 1,200 people and created thousands of jobe and brought many millions of dollars to the area.
If land planners back in that period failed to account for what to to become huge growth I will not take any credit for that. It would go without saying that communities all over Florida were mismanaged when it came to that.
If it were possible however to turn the clock back I’m quite sure you might be one of the first to buy. We are all very good at looking backwards.I am very proud to have been involved in what we accomplished. Today 45,000 people live in that city. Land values are now $50,000.00 for the same quarter acre lots and more.
Your comment about the characteristics being the same are just an outright lie.
Now, to what we have done in Costa Rica. We have over the last eighteen months we have sold out a number of very small projects. They comprise 60 to 90 hectares per project. Your very clear misunderstanding of how the Costa Rican government works is very obvious. They are very concerned with developers not complying with all of the very stringent laws. They look very carefully at every stage of the development process.We have and will continue to comply with all the various agencies in our develoment process.
Now to the most glaring flaw in your commentary. It is very true that we have only built 4 homes to date. All of our projects were sold in a predeveloped form. In other words the land was raw. That means it has to be transformed by installing the improvements. I hope that you know what that entales in Costa Rica. If not simply stated Setena ,Invu and Menai the appropriate governmental authorities need to approve EVERYTHING.
We are in Costa Rica to build communities. I was involved in buiding Lehigh Acres from a cattle ranch to a city. I believe that most would say that is a fairly impressive track record. Not many of the so called land sellers in Costa Rica can bring that to the table.

If all the land planners could go back and redo the things they approved 40 years ago we can certainly agree that they would all have done things differently. Maybe that’s why they have erasers on pencils.I’m not quite sure of what your end game is but mine would be to build the types of communities in Costa Rica that Americans would be proud to live in. If you find fault in that I’m sorry.
I am very proud of everything we created for the 45,000 residents and the thousands of people who purchased the land before it was developed.
The largest price differential occurs during that process and more wealth has been created in that process.
Success cannot come with a certain degree of effort and I will not be distracted by this or any other attempt to do so. If you do not believe in what I am doing in Costa Rica please don’t attempt to disway others by your dirt peddeling.
I will complete EVERYTHING I started in Costa Rica unlike others who only promise and fail to deliver. You don’t have to accept my comments and I am quite sur you won”t but I will most certainly put the building of a city up against whatever anyone can say.One thing is very obvious, there is a very concerted effort to undermine what we are doing in Costa Rica. Whatever we say or do is not sufficient. So, it is with a great deal of respect that I say we will be in Costa Rica. We will develop our properties. We will build the communities. The proof is in the doing. You will just simply have to see for yourselves.

If you rely on Scott for your information it had better be on one of the projects he promotes or you will become the subject of many harsh words. Over four (4) hundred custmers have signed documents to build. The four (4) homes that are built now are privately owned and the owners are a real estate broker from California (the two homes in the Gables) and the two homes in Presidential Estates are owned by a retired insurance executive from New Jersey. Both individuals are highly qualified to evaluate what we are doing. At the risk of being “cute” as you say I’m not sure what qualifies you to evaluate something you have not seen.
Please provide your credentials as to investment experience and if you are a “qualified investor” and what qualifications you have in real estate.Maybe like others on this site you only are involved in bank scams. Ring a bell.
Marvella it is so nice to see you on this link and on virtually every site. As a result of all the advice you give I’m quite sure you won’t mind sharing your background and qualifications on such a wide variety of topics.

Once again you are mistating,something which has become your trademark. I answered the question about our housing and the anticipated starts. I have not evaded any of the supposed issues raised on this or any forum. I will continue to respond and shortly all of your readers will see for themselves those homes coming out of the ground.
You have several people who constantly appear on the site to start new threads and a quick review will allow anyone to see that. They a primarily purveyors of distortions of the facts. Our contracts call for an eighteen month development schedule and we on on track for all our deadlines. It should be noted that we can undergo any scrutiny by anyone willing to visit our sites which you have declined on numerous occasions. Your comment that people come to you is silly. I can’t bring three thousand acres to you and you know better.
As you well remember when we first started I linked everyone to your website thinking they might gain some insight from your years in Costa Rica. I was sadly mistaken.

We are not selling off of blueprints with an if come and maybe. All of our properties are being developed which provides the opportunity for our customers to build. William GaleMemberOnce again Scott you are inaccurate in your statements. Go to Marina Paz Vella click on Home and see the construction updates they have posted. I have some concerns about the information of your realtor friend in Quepos.
You most of all should know that we have transferred hundreds of deeds, we forwarded that information to you previously. If all of you are concerned about the number of homes being built in our projects I can only say what I previously. Over four hundred clients have signed documents indicating their desire to build homes in the very near future. I hope all of you understand the process. People who anticipate construction with us or anyone in Costa Rica have to first select their home. Permits have to be obtained so on and so on.
We own the companies that are doing the building and we are as anxious as anyone to be in that phase of real estate but it starts with the land. Our contract calls for a deposit and in order to build people have to pay off the property for the deed to be delivered. Check the records we forwarded to you Scott and see for youself the number of deeded lots that are now availble for that process to begin. It is not our desire to sell to customers to “flip” with the primary motivation of reselling of land. Everyone including yourself knows what has and is happening to the value of land in Costa Rica. We as developers understand this process all to well.The majority of our clients wish to buld and settle in Costa Rica. If they subdivide their property once it is developed to make a profit that should be obvious to even the novice. Real Estate is as you say a wonderful investment in Costa Rica. We finally agree on something.I am not going to be the only target in Costa Rica. There are numerous companies selling land in Costa Rica using our format of sale and financing. None have accomplished what we have in the short term.I am here to build not just to sell land. Perhaps some of you do not know my history. One of my previous firms was a very large tract of land on the southwest Florida coast. The name is Lehigh Acres. It is 64,000 acres. It was previously a cattle ranch. After it was developed 47,000 people live there today.
Please stop questioning my ablilty to develop and deliver. If you wish to see things done overnite you clearly do not understand the process much less the Costa Rican process. We will build communities that the people will be proud to live in. If you can’t be patient that is your problem not mine. All of you should check our website every week to see the improvemnts for yourselves.
We have hundreds of satisfied customers,not only with the quality of the land but also with what they have seen at our model home center in San Jose, and that is my concern. I will continue to be vigilant on this forum and others with people whoattempt to demean my company because of their lack of understanding or knowledge of my business. If you understood it so well you would be developing yourselves instead of attempting to discredit what we are doing.I invite all of you to take the time to visit our model home center in San Jose or better yet travel to any of our site and see what is going on for yourselves. The road you are talking about goes from San Jose to Oratina and that was the site I directed you to along with many other projects in Costa Rica. The road although not in yellow is however on every map issued by the Costa Rican Government and has been used for many years as a bus
route. Please check the statistics with the government as to its ridership.
As to the National Enquirer, I was very pleased to be mentioned with my friend Peter Weller. This article was picked up by several thousnd newspapers all over the world.
As to how many homes are going to be built. We have recieved over four hundred wriiten requests for housing brochures from our existing client base along with the commitment to start construction. All of our clients come to our design center in San Jose to select their custom homes and that is an ongoing process.
I have invested millions of dollars into these projects and individuals like you always have some smart remarks about the area and your knowledge of the area. Put up your money, comply as I have with Setena, Invu,and Minae put together the engineers architects and land planners and then maybe we can talk intelligently. My commitment to Costa Rica is significant both financially and professionally.Supposition and inuendo just don’t work with intelligent people
The Marina is under construction and slips are being sold.

It therefore comes a quite a surprise that you don’t know that the road we are showing has been a major bus route for many years and goes from Parrita to San Jose. The country has in fact been installing numerous street lights all along this route.
It comes as no surprise that you don’t know about this area or perhaps Jaco or Quepos its neighbors. The description of this road is being accurately portrayed. Perhaps you are not aware of the new marina either.
