Our research clearly shows that Costa Rica condo prices on the ‘Gold Coast’ of Northwest Guanacaste have weakened. Land prices are down between 10-30% and although most condo prices are generally stable, there are some very attractive fire sale properties to be had by the opportunistic real estate investor.

The buyers we met with in 2009 were a mixture of those looking to retire full time, investors investing in second homes and rental properties, and a small percentage of those under retirement age who decide to come to Costa Rica to experience a new way of life.
The Northwest Guanacaste areas of Playa Flamingo, Tamarindo and Hermosa, tend to be the pricier areas, due to the services in the area and the beaches. However, there are still opportunities to get into lower priced condo options in these areas.
The next areas to become more developed are Potrero (to the north of Flamingo) and Puerto Viejo/Pirates Bay (south of Playa Conchal) where a Canyon Ranch Spa and Resort is planned. The Ritz and Rosewood projects were cancelled, where the RIU opened its doors late 2009 in Playa Matapalo, near Playas del Coco.
There are still some good buys very close to the beach, both for land and condos. Most of the land for single family home buyers will be found in Potrero, Conchal, Cocos and Hermosa.
