Sit in any bar or restaurant throughout the Central Pacific area and you will hear this conversation in one form or another “things have sure changed in the last ten years, why I remember when…”
When it comes to evaluating the changes in the Jaco condo real estate market in the Central Pacific area of Costa Rica there are several things to consider. For the investor, clearly the biggest change in the last ten years is price.
Those fortunate enough to have either had the luck or real foresight and bought anything five or ten years ago are seeing today in some cases, ten times their initial investment. In some cases people are realizing that kind of increase in just three or four years.
The most significant change in the last 5 or 10 years for the average condo buyer in Jaco though is choice. Ten years ago the small investor, traveler, etc. had very few choices when it came to purchasing a vacation home or future retirement home.
In regards to the Pacific coast, one of the only gated type communities ten years ago was Marriott’s Los Sueños. That was geared primarily towards the very affluent buyer and left the average middle class buyer not even considering property in the area.
Today though there is in the neighborhood of 20 plus gated type condo communities in the works within about a 40 mile stretch of the Costanera highway from Jacó to Quepos.
That does not include five or six high rise condominium type projects in the Jacó area alone. The choices range from lots within a gated community starting in the range of $50,000 and go up as high as $1,000,000 plus for a luxury home or condominium.
Five star hotels, spas, business centers, and golf courses are all in the plans for several of the nicer developments. So today’s buyer can easily be overwhelmed during a short vacation or trip made for the purpose of looking at what is available.
The fact that there are so many choices now gives even more credence to the need of working with an honest and experienced Costa Rica Realtor, consultant, agent, or broker.
Not all of the choices are good ones, and no one likes to waste money. The average buyer is doing some research online before visiting Costa Rica, but still will typically only have two or three weeks to look at property and possibly get the process of a purchase started.
A good, honest agent or consultant should never rush a buyer. Most people do not have the patience to make several trips and take the process slowly. The average buyer will typically not have any experience in the general area, or have the contacts necessary to make the best use of their time if their primary purpose for a trip is to find a future retirement or vacation home.
Getting a qualified referral and familiarizing yourself with a consultant before arriving can save you a tremendous amount of time, money and headaches.
For sure the best advice is, never make an investment without seeing the property in person. That advice is unheeded more often than not, and the results in many cases are disastrous.
