As many economists now begin to promote raw land with agricultural potential as one of the best investments in these turbulent times, we have also seen a resurgence in interest for these types of farm properties in Costa Rica.
Our area of Atenas is a small mountain town located about halfway between San Jose and the Central Pacific beaches that is primarily an agricultural area. Said to have the ‘Best Climate in the World’. Atenas has drawn expats for over 25 years and has recently been named one of the top foreign retirement locations in the world by AARP. This attraction has caused many of the prime development farms close to town to be already developed.
However, due to strict zoning laws, many of these communities must have 1-2 acre lots, leaving inventory growth to one single family home at a time. So, Atenas has always maintained its small town charm and future growth won’t likely get out-of-control. This slow growth, coupled with the immense desirability has allowed Atenas to maintain its stable real estate values.
Consequently, raw land or sizeable farms have been hard to come by in Atenas. Most have them have been priced for residential development, not economical farming. And frankly, many have absurdly high prices even for prospects of development given zoning restrictions and the cost of infrastructure.
Therefore, not many larger pieces of land have sold in the last few years. As developers complete their current developments, opportunities arise for those looking for larger tracts of land to be purchased for either development, agricultural retreats, or simply as a buy-and-hold land investment asset.
As the market for raw land was rather stale in the recent past, many sellers have become more realistic on their asking prices. Sure, many are still priced for developers, yet appropriately so. However, for those just seeking some seclusion and perhaps a component of farming, then there are some great properties for you too.
