If a good broker understands your needs early on in the process they can help pair you with properties that are most closely aligned with what you have outlined as desirable. Below are our Top 5 things to consider before you contact a broker.

  1. Be Clear About Your Budget For Buying Real Estate

    Be clear on how much you can and want to spend. Share this information – do not keep it a secret. Often buyers do not want to share their budget because they want to keep it confidential or are fearful brokers will put them in a higher priced property.

    A good broker will be concerned with finding you the right property, not selling you the most expensive. Many times we have people say “money is no object” but really that is the first sign to us that they are not serious at all because they will not share basic information to help us help them!

  3. Learn About Your Location.

    Learn about the locales in which you are interested in through the web, good books (we can recommend some), chat groups, etc. Reserve your broker’s time to help you with the essentials about the marketplace, etc. rather than asking “What is the weather like?” or “How close are you to the nearest international airport?”

    These questions tell us you know very little about our area, haven’t invested much time in learning about our area, and couldn’t possibly be that serious. Believe it or not, we have people tell us they will be buying in Samara “this year” however they believe Costa Rica is an island! Buy a map, read a book, and invest in learning about this very special place. It really is worth it.

  4. Timeframe.

    Be realistic about what you can do when. Why? Again it helps us help you. People often tell us that they will be buying in the next 3-6 months but when we get to know them better they explain “well, it is more like 1-2 years after retiring”, etc.

    We have worked with clients over two years helping them find just the right spot — some eventually buy and some don’t. We will not ignore you just because you aren’t ready to buy now. Remember, we are invested in this community and are here for the long haul. We live here.

    We have clients that answer our questions about what they are looking for with “I will know it when I see it”. Well, here is the thing… we have over 100 properties for sale and spending our time and fuel to show you all of them only to have you glaze over and be more confused is doing you a disservice.

    When we prepared to buy here nearly 10 years ago, we had a list of “wants” and “needs”. Make this list, sit on it for awhile, and refine it — this will help us serve up those properties that are closest to what you want and it will help you feel good about the trade offs you make to achieve your goals.

  7. Invest Your Time and Energy With One Realtor or Real Estate Broker.

    We have clients that go around town and spend time with every broker here to see who has what. If you have done your homework and found a good broker, you will have someone that will show everything available, not just their prized listings. Ask your broker to make this commitment to you and you make that same commitment back to them.
