Vista Atenas was the first gated community in Atenas, established fifteen years ago. It is conveniently located on the old highway to Jaco, so it is just a 35-minute drive to the beach, and a 30-minute drive to the San Jose suburbs via the new highway.
Its location at 2,700 feet above sea level gives it a cooler climate than the gated communities in and around the center of town. While it is not walking distance, it is just a five-minute drive to the conveniences of central Atenas and has several good restaurants in the immediate area.
Atenas is a small mountain town in the western Central Valley, said to have the ‘Best Climate in the World’ and home to a large expat community. In fact, Atenas, Costa Rica was recently voted one of the best retirement towns in the world by AARP.
This community would be best for those people who would like privacy away from the center of town, located in a slightly cooler mountain climate. This is a well-established community where roughly 60% of homeowners live full time. This community might be the most diverse, comprising Americans, Canadians (both French and English speaking), Germans, and Belgians. This offers a wonderful social element for those who seek a wide-range of cultural experience.
One of the unique features of Vista Atenas is that the area’s best bilingual school, Green Valley, is located within the community. This is the school of choice for young families that would like a solid bilingual education where many Costa Ricans also attend. The school is K-12 with small class sizes and tuition costs are around $200/month
A special convenience of Vista Atenas is that it has an inexpensive, but very well-appointed B&B located within the community, which is perfect for those who will be expecting guests and don’t necessarily wish to buy a property with a guest house.
Another key feature is the value offered, due to smaller lot sizes. Although a few larger (1.75 acre) lots with homes are available, many of the lots are 1/2 — 1 acre, keeping the price down for those who seek an easy-to-maintain property.
Developer financing varies and all lots are in individual corporations. This community focuses on completed homes for sale. Currently, there are approximately 10 completed homes for sale at various price points, with new homes scheduled to be built in the near future.

We were introduced to this community in 05 by a couple who were building one of the first houses in the gated community.they were staying at the same B and B we were and we became fast friends. they took us up to see their new house in it’s initial stage and it was lovely. Although I would rather be in town to mix more with the locals some people would love this development.Its’come a long way in the last 12 years. thanks to Ed and Johanna for showing us their house but I don’t think they live there anymore and sold their place. good luck to all, this town is my favorite in Costa Rica and that is saying something.
