So you are coming to Costa Rica to get your little piece of paradise, right?

I did! And I learned from my own successes, and from those deals that were less than desirable. However, I educated you about the “too good to be true” deals out there that… I warned you about… I told you so!

I know, you read on the internet how easy it is just arrive here, talk with the taxi guy about real estate, then grab a beer at the bar and ask to the bartender about the best deals in town – yep, been there, done that! (What credentials do these people have to sell you what is probably one of the biggest investments in your life? Any why would you take advice from them when they are not professionals?)

He spends a week in the field with one of those mentioned above feeling good that they got the “killer” deal, then comes to me telling me how good of a deal they are about to buy! I congratulate them.

Then as a professional courtesy I ask about the neighborhood, its past history of some mother farm segregation issues, and about the potential MINAET issue that was born two weeks before that could potentially cause years of heartache.

They “never heard” of those issues and were told these properties we just fine, good titles, ya know, “it’s all good!” After going the extra mile, not knowing if I would earn their business I presented them with significant facts and recent legal documents showing these issues.

They were scared, yet began to listen to me. Ultimately this was the property they wanted, and after two months of dealing with the MUNI, MINAET and many meetings with the attorney I recommended, we cleared up ALL the issues and had a successful closing. Can you imagine what could have happened to this person?

Takes three of my precious days looking at great properties! Yep, three days of me touring them around… They go dark for a couple days, then call me saying they are buying a property direct from a seller!

But did the seller tell them about the many legal issues surrounding that property?

Issues with the corporation that existed for years due to a bad partnership? Or what about the “small” landslides that have plagued this property in the past? You guessed right – No!

Unfortunately now, these prospects are soured by their experience and might not ever buy in Costa Rica, which pains me! Had they given me the opportunity to work with them from start to finish, not only would they have been pleased beyond words with a fabulous property, they would now be enjoying life in the beautiful Costa Ballena region of Costa Rica.
